Due Diligence
We can work around some issues. However, at a minimum, my company reviews the following information on each property:
Legal title to the property.
Confirm land/property location, description, and size.
No delinquent property taxes.
No encumbrances, encroachments, or liens.
Type of zoning.
Any restrictions like endangered species.
Neighboring land use that prohibits or impedes desired use.
Land/property is buildable, i.e., if slope, wetland, or flooding prevents desired use.
The land has legal access, and the land is reasonably accessible.
Land/property is free of large amounts of trash and unsafe or unpermitted structures.
